The problem with photographs

Most inventories are a written schedule and a folder of photographs. They work until someone disagrees.

A photograph shows one angle of one thing at one moment. It does not show what was in the corner behind the camera, it cannot be measured, and it rarely settles whether a mark was there beforehand. When a deposit dispute reaches an adjudicator, or a dilapidations claim reaches a surveyor, the argument is usually about what the photographs do not show.

A scan captures the whole space rather than a selection of it. Anyone reviewing the claim can walk through the property as it was, look wherever they want, and measure anything they need to.

Residential lettings

Scan at check-in, scan again at check-out, and the difference between the two is the case. It suits furnished lets, holiday lets and short-term rentals, where the property changes hands often and the deposit is the only protection the owner has.
